How To Negotiate With An Office Broker

Business costs can accumulate rapidly and the rental cost for office space – serviced or otherwise will undoubtedly be one of your main expenses.

Our first piece of advice is to state that you must go into negotiation from a standpoint of knowledge. The greater the number of offices you look round, the better idea of what you you should be receiving for your money. You could well find that one of the leading office companies such as Regus or Avanta can offer you large premises with excellent facilities. However you must check what space your company is entitled to use. Also ask yourself, do you actually need to be in a large office building – does it suit your business needs and image?
Maybe something smaller would suit you better? Picking a smaller business park or one that has been converted can often allow you to agree the best deal on the rent. Without a big name company on the lease the landlord will perhaps have a greater potential for flexibility.
Now that you have an idea about the industry are you overwhelmed with choice, one search on Google may have given you this! However, this competition is good, it breeds lower prices and you will find that the lease holders are as a result likely to be more flexible.
Here are a few negotiating tips
- Prepare in advance of meeting provider/broker – whether it be face-to-face or by phone – know your financial limits and stick to them. Your company’s interests are paramount.
- Be confident. Don’t be persuaded to agree to something you cannot afford, be steadfast and don’t let them call you bluff.
- Be realistic in your negotiation. Tell them why they should drop the price rather than blindly asking for money off.
- Show them what areas you are willing to be flexible in and they will see that you are flexible as well.
Follow these simple guidelines and you should be able to secure the serviced office you want at a price you can afford.
