Canary Wharf (E14) is a financial district situated on
London‘s
Docklands in the Tower Hamlets area of London. Canary Wharf office space contains four skyscraper buildings, three of which are the tallest buildings in the
UK – One Canada Square, 8 Canada Square and the Citigroup Centre. The area is a hub for the financial and investment banking industries.
Economy
Canary Wharf is a commercial and economic powerhouse, with millions of pounds worth of trading deals taking place each day. The area employs nearly 100,000 staff many of which live within close proximity to the area. Some of the world biggest financial companies have UK offices in the Canary Wharf area such as Morgan Stanley, Citigroup, Barclays, Credit Suisse, HSBC, Lehman Bros and Bank of America. There are also a number of large companies that have offices in the area, outside of the banking sector such as The Daily Telegraph, Reuters, Daily Mirror, Clifford Chance, Knight Frank, KPMG, and BP. Office space companies with a presence in the Canary Wharf area include Regus and Knight Frank.
Although there are ambitious growth plans for the area, some of these are unlikely to proceed because of the downturn in the global economy from Autumn 2007. As the banking sector is so dominant in Canary Wharf, the area felt the effects of the so called “credit crunch” more acutely than other business districts such as Midtown or the West End of London.
Office Space Rental
Headline rental values in Canary Wharf can reach up to £46 per sq ft, but the growth in rental costs is set to slow from 2008 – 2010 as companies reduce their workspace requirements. Offices can be acquired in One Canada square or in the many other business centres in the area. The requirements tend to be from multinational banking and financial institutions who require large areas of office space to work from.
Transport
There are several ways to access Canary Wharf. Firstly there is the Docklands Light Railway which was opened in 1991. Secondly there is Canary Wharf underground station on the Jubilee line, which has been running services since 2000. Thirdly there are River crossings from Canary Wharf pier that run to Embankment, Greenwich and Rotherhithe For air travel, London City Airport is three miles away and can be accessed by bus or by using the DLR.
