1. What are serviced offices?

A serviced office (also known as a business centre or executive suite) is an office which is owned or leased by a serviced office operator .  These operators rent the office space out to tenants, usually on short term and flexible license agreements. A serviced office differs from traditional or conventional office space leasing in that their is no need for a legally binding lease agreement to be arranged.  A tenant can sign a license agreement and move into the premises in a very short time period.

2. How do you pay for serviced offices?

Unlike conventional office space, where you pay the landlord a rental charge that covers the tenancy of the building, with serviced offices you pay one monthly fee a month covering all charges (excluding meeting rooms and telephony bills).

6. How long are the licenses?

The license terms can vary from 3, 6 or 12 months on top pf which you will usually have to pay a one or two month deposit. Most business centres have a minimum license period of three months.  However many serviced offices take tenants on a month to month basis, known in the industry as “easy in, easy out” terms.  In fact many centres now allow for office space to be rented by the day.

7. Are serviced offices cheaper than renting conventional office space

This is a very difficult question to answer because it depends on a number of variable factors, such as whether you consider the capital outlay at the start of moving into an office. Comparing on an exact cost per square foot basis also unwise as it does not take account of the monthly costs that are included in the license fee.
